What is a crawlspace?
A crawlspace is a shallow and uninhabitable area, usually between the soil and the first floor of the home. Classic City HI uses the following general guidelines for new homes when completing a crawlspace inspection:
– Minimum access opening is 18 inches by 24 inches.
– Minimum access opening if mechanical equipment (i.e. if an HVAC system is located in the crawlspace) is 30 inches by 30 inches.
– Minimum clearance between the soil and joists is 18 inches and 12 inches between the soil and beams.
– Minimum ventilation, every 150 square feet of floor space, requires a one square foot ventilation opening.
During our crawlspace inspections in Athens, GA, we’ll assess things such as electrical units, plumbing systems, heating systems, ventilation, and HVAC systems below the first floor to inspect for issues that may have gone undetected. Crawlspaces are integral to the overall structure of the home so ensure that your crawlspace is safe by having it inspected by Classic City HI!
One of the most common problems associated with crawlspaces is water control. Many homes have crawlspaces that are damaged from water and they don’t know it. When water enters a crawlspace, it can destroy the wood and cause a fungus that can deteriorate the framing. Excessive moisture can also attract wood destroying insects which can escalate the problem even further.
